Edmonton Real Estate Report - August 2026
The Greater Edmonton Area real estate market continued to cool in August, with sales and new listings slowing as we move toward the fall market. Inventory remains higher than last year, giving buyers more choice, while average prices continue to hold slightly above 2025 levels overall.
Overall Market Activity
- The GEA recorded 2,143 sales in August — down 15.4% from July and 9.8% lower than August 2025.
- There were 3,769 new listings, an 8.1% decrease month-over-month, but a 3.3% increase year-over-year.
- Inventory levels decreased 1.1% from July but sit 15.1% higher than August 2025.
Prices & Benchmarks
- Average residential price: $469,602 — down 1.1% month-over-month, up 1.8% year-over-year
- MLS® HPI composite: $426,900 — down 0.6% from July, down 0.6% year-over-year
Breakdown by Property Type
Detached Homes
- Average price: $575,575 — down 1.6% from July, up 1.0% year-over-year
- Sales: down 15.7% month-over-month, down 8.2% year-over-year
- New listings: down 9.0% month-over-month, up 5.8% year-over-year
Semi-Detached
- Average price: $424,322 — down 0.3% month-over-month, up 0.8% year-over-year
- Sales: down 13.4% from July, down 1.2% year-over-year
- New listings: down 23.7% from last month, down 2.6% year-over-year
Row/Townhomes
- Average price: $298,238 — up 1.9% month-over-month, down 1.2% year-over-year
- Sales: down 14.5% month-over-month, down 13.2% year-over-year
- New listings: down 19.3% from July, up 7.2% year-over-year
Apartment Condominiums
- Average price: $215,422 — up 0.7% month-over-month, down 1.2% year-over-year
- Sales: down 16.3% month-over-month, down 18.7% year-over-year
- New listings: down 4.3% month-over-month, down 2.8% year-over-year

August brought another seasonal slowdown, with sales activity easing across all property types as we head toward the fall market. While there are fewer new listings coming onto the market, inventory remains higher than last year, giving buyers more choice and creating a more balanced environment. Prices have also remained relatively steady overall, with the average residential price still 1.8% higher than this time last year. As we head into fall, buyers may have more negotiating room, while sellers will want to make sure their homes are priced competitively to stand out in a market with more options.
