The Greater Edmonton Area real estate market eased slightly in July, following a busy first half of the year. Sales, new listings, and average prices all saw modest month-over-month declines, while inventory continued to build. With more homes available than this time last year, buyers continue to benefit from increased choice as the market settles into a more balanced summer pace.

Overall Market Activity

  • The GEA recorded 2,535 sales in July — down 7.6% from June and 11.0% lower than July 2025.
  • There were 4,258 new listings, a 1.0% decrease month-over-month, but a 0.6% increase year-over-year.
  • Inventory levels rose 0.9% from June and sit 17.9% higher than July 2025.

Prices & Benchmarks

  • Average residential price: $475,079 — down 1.8% month-over-month, up 2.6% year-over-year
  • MLS® HPI composite: $429,100 — down 0.3% from June, unchanged year-over-year

Breakdown by Property Type

Detached Homes

Average price: $585,726 — down 1.3% from June, up 1.2% year-over-year
Sales: down 7.9% month-over-month, down 8.3% year-over-year
New listings: down 4.7% month-over-month, up 1.9% year-over-year

Semi-Detached

  • Average price: $425,329 — down 2.1% month-over-month, down 1.0% year-over-year
  • Sales: down 8.2% from June, down 3.0% year-over-year
  • New listings: down 4.2% from last month, up 12.5% year-over-year

Row/Townhomes

  • Average price: $292,756 — down 3.5% month-over-month, down 1.3% year-over-year
  • Sales: down 9.8% month-over-month, down 16.5% year-over-year
  • New listings: up 0.2% from June, up 7.2% year-over-year

Apartment Condominiums

  • Average price: $214,521 — down 2.1% month-over-month, up 2.3% year-over-year
  • Sales: down 3.9% month-over-month, down 21.3% year-over-year
  • New listings: down 10.3% month-over-month, down 14.6% year-over-year

July brought a typical mid-summer slowdown, with sales and prices easing slightly after a strong spring and early summer. While activity has softened, home values remain above last year's levels overall, and inventory continues to provide buyers with more options than we've seen in recent years. For sellers, well-priced and well-presented homes are still attracting attention, while buyers have a little more time and selection to find the right fit. As we move toward the fall market, we're expecting steady, balanced conditions to continue across the Greater Edmonton Area.
