Edmonton Real Estate Report - April 2026
The Greater Edmonton Area real estate market continued its spring momentum in April, with sales, new listings, and prices all trending upward month-over-month. Inventory levels also continued to rise, giving buyers more options while overall pricing remained relatively stable compared to last year.
Overall Market Activity
- The GEA recorded 2,482 sales in April — up 16.4% from March, but 8.1% lower than April 2025.
- There were 4,204 new listings, a 13.9% increase month-over-month and a 9.1% increase year-over-year.
- Inventory levels rose 11.3% from March and sit 31.4% higher than April 2025.
Prices & Benchmarks
- Average residential price: $478,902 — up 1.7% month-over-month, up 1.9% year-over-year
- MLS® HPI composite: $431,900 — up 1.4% from March, down 1.6% year-over-year
Breakdown by Property Type
Detached Homes
- Average price: $589,384 — down 0.1% from March, up 0.8% year-over-year
- Sales: up 20.9% month-over-month, down 5.5% year-over-year
- New listings: up 13.3% month-over-month, up 10.4% year-over-year
Semi-Detached
- Average price: $423,341 — down 3.1% month-over-month, down 2.7% year-over-year
- Sales: up 11.3% from March, down 6.8% year-over-year
- New listings: down 0.4% from last month, up 21.9% year-over-year
Row/Townhomes
- Average price: $313,193 — up 1.7% month-over-month, down 0.6% year-over-year
- Sales: up 17.4% month-over-month, down 9.5% year-over-year
- New listings: up 16.3% from March, up 8.0% year-over-year
Apartment Condominiums
- Average price: $225,842 — up 6.5% month-over-month, up 3.4% year-over-year
- Sales: up 3.5% month-over-month, down 17.6% year-over-year
- New listings: up 4.2% month-over-month, up 1.0% year-over-year

April continued the steady build of the spring market, with more listings, stronger sales activity, and moderate price growth across most property types. Inventory levels remain significantly higher than last year, which is helping create more balanced conditions for buyers while still supporting stable pricing for sellers. Detached homes continue to perform well, while apartment condos saw one of the strongest monthly price increases in the market. As we head toward the busy summer season, well-priced homes are still attracting strong interest and competition in many areas.
